Unhappy Northgate

Must say this is quite concerning. I love our home in northgate and thought this development was going to be so much more. I feel bad for the individuals that are losing money and / or have homes that are not completed. I am fortunate as my home is complete and am hoping lien free. But still all these unfullfilled promises, including our warranty...etc. After reading some of these posts I can't believe individuals have liens on their properties.

In the grand scheme of things I wonder if contacting the township would help. I realize our driveways do not have top coats, roads are not complete, there are no street lights, etc. Wonder what the township knows and what they are willing to do. Should be attend a meeting or contact the township?

So many questions, but things to think about. What about our association dues? Our payment has been going to THP. But where is this money and how much does the NorthGate development "technically have in this account". Will we continue to get trash collection? I know we did this week, but what about next week. Why should be continue mailing money for association dues to THP? If they file bankrupcy we would never see any of this it specifically for "our HOA".

As homeowners I think we all need to come together. I know everyone has a different point of view. But the fact is we all live here and we truly should support one another.

I am one of the directors of the townhouse association in Northgate. I am very interested in talking with the single homes and new townhouses in the northgate community.. Please post here if you are from there.

Also if you are an HOA director in another THP development I would love to talk with you also.

Cool Upper Hanover Township

Hi All,

I emailed Stan Seitzinger at Upper Hanover Township to ask a few questions. This is the response which he has furnished. I believe where he makes mention of meeting with the HOA I take that as the townhouse HOA as the single family homes do not have an HOA of our own.

"Thursday at 4 pm Township staff is meeting with representatives from the Northgate HOA to provide an update on where things stand. We want to keep lines of communication open.

The Township Supervisors instructed the Solicitor to issue notice of default on the financial securities associated with the public improvements at Northgate. We are pursuing that in an orderly and diligent fashion."

Above is all he provided at the moment, but I believe its definately a start.

Are you a single home owner? wonderful. We are trying to find a legal way of getting your represented with us! We have no idea what that is yet, but we are trying.. We already have established connections.. lawyer, township, etc. We want to help out the entire northgate, not just the townhouses..

Default what to do

I just moved in to the new townhome section in late February...thanks to everyone who is posting information to keep others informed. I am trying to get caught up on all the news now. I knew something was up when all the workers started to disappear that last few weeks.

I did receive a letter from a contractor’s lawyer in early March about a lien being put on the house because THP did not pay them. As of last week, the response from THP is that their lawyers were in discussions with the contractor’s lawyer. I will be following up with the Contractor’s lawyer tomorrow to see where things are, as I am sure THP has done nothing. I will keep checking this site for new info and to see if there is any ways to help with the neighborhood.

Question Fence

We had called HOA about a fence before this all went down and never got an answer. I need a fence since I have a baby and it is dangerous for her to play outside right now. Now that THP is going bankrupt, how do I find out where our property line ends so I can go ahead and get a fence so my baby can play outside.

Wow, I really feel sorry for all of you facing this. I have been very interested in Northgate for some time and started seriously looking into the community about 6 months ago.

I never did go ahead with anything, though, as I had a real estate agent show me a bunch of articles regarding THP and money problems and advised against getting involved with them. I decided to stay away based on their advice.

I just wanted to say, though, that I, 100%, hope that everyone gets out of this what they need. I was very excited about this community, even if I never went through with things, so I can imagine how excited all of you were to move in or to see your dream home being built!

Please continue to voice your opinions, work with your local townships, and, more importantly, work together. No one should be left battling this type of situation alone!
