We have been displaced since selling our home in Nov., 2008. Our new home was to be ready by Dec. Here it is almost May and our home hasn't been started. We were told nothing but lies and were strung along....all our hopes and dreams gone. I feel for everyone who is involved with this mess in one way or another. I just pray we can get our $10,000 back and try to move on with our life......Thanks for nothing, THP!

I would like to start our own HOA for the Northgate Singles on our own away from THP!! Forget them now and start on our own.. we have to do something... there are strength in numbers and we all have to pull together maybe now I called the trash company they said everything is fine for now but we can get a better price for trash, landscaping, and Liberty Propane with out the contracts THP had negotiated long ago!

We have an agreement on a home in Northgate and the foundation is poured! I had an apointment with the cabinet vendor and that is how I found out from the cabinet vendor. I’m so disappointed. That is the first question I asked Cyndi before we signed the agreement is THP in financial trouble…oh no she said this is there “bread winner” development they gave the Township money to put a new sewer system in and for the schools to build on. I was just there on Saturday 4/18/09 picking out my options and I gave them another check. When I found out on Tuesday 4/21 from the cabinet vendor I stopped payment on the check. My husband and I were so excited about moving in we met some of our neighbors. We are just so heartbroken!! We thought we were purchasing our dream home. I grew up with nothing raised in a trailer and I just want to give my son that is 12 months old, a home that I have dreamed about living in! I really feel for the prospect homeowners like you. That must be totally devasting to you and your family! I hope that THP makes good on the deposit you made, and all the money you have paid them or finishes your dream home.. you sound like the kind of people we would love to have at Northgate! It's this kind of 2 faced dirty dealing they did that really has me angry with their business practices and and I just want to wash me hand completly of them and start our own HOA free and clear of them. Hope all goes well with you!

Below is an email I sent to THP a few weeks ago to express my concern about the state of our development. The next post will be the reply I recieved!

I am very disturbed by the state of the townhome community I live in. When my husband and I first visited THP to look at your homes, we had a few reservations about purchasing a THP home, based on some of the reviews we heard from people who lived in other THP communities. We have, up to this point, been absolutely thrilled with Brian Smith’s customer service and the overall THP experience for our first year in our home. To quote your website, it states, “This desirable community features landscaped parks, babbling creeks lined with wildflowers, and a family-friendly design, plus miles of walking and biking trails, playgrounds, basketball courts and a roller hockey rink, and the convenience of storefront properties. All this, combined with top-quality construction at exceptional prices and endless choices to customize your home, makes Northgate a neighborhood that fits your ideal way of life.” Recently however, when driving into our development one day, it dawned on me. The construction in our circle was nearly completed! Yet our small circle of homes still looks like part of a war zone! Open spaces are mountains and piles of dirt. Dumpsters were everywhere! The streets look treacherous! There are construction materials (rebar) in the open field, where our children play. There aren’t enough parking spaces, the roads aren’t paved, the sidewalks abruptly end, and the street lights haven’t been put in. Every street in the community is caked with dirt from construction. While I do understand many of these things come with the territory of living in a new community, I believe that it is ridiculous that THP continues to build and sell home in new phases of our community without first putting the finishing touches on what they’ve started! I have had nothing but wonderful things to say about THP until this point, but I cannot possibly recommend anyone moving into this, or any other THP community if this is how THP operates! I feel that THP needs to live up to their promises to those of us who have already purchased homes from them. Last spring, the mulch bed in the front of my home was dug up to make a repair to a water emergency shut off valve. The men told me that the landscapers would replant the bushes they dug up and re-mulch accordingly. After 3 months of waiting for this to happen, the plants died. Brian came along and tried to replant them best he could, but now I have damage done to my home and it looks terrible! This is a small concern but it does provide an example of THP not living up to its promises. The community that was described to us as being a family friendly, peaceful setting has been anything but! If these issues are not resolved ASAP we will have no choice but to escalate! Every time I have asked for a timeline for completion, I’m told 6 months. The first time I asked was when we first went in to look at the spot where our home was to be built! It is now over 2 years later! Now all I see when I look out my windows are 76 townhomes sitting in a muddy construction zone; the people in them upset and perhaps second guessing their choice to purchase a home with THP. If this continues, I highly doubt any of us will ever purchase a THP home again, much less recommend someone else to. Where is this “family friendly” community that “fits our ideal way of life” we were promised? Where are the walking trails, the playgrounds? Most importantly, where is THP’s responsibility to it’s homeowners who have lived here for the past year? Please point me in the direction of the people that will get this resolved for us. I cannot express enough my distaste for the current state of this community we live in. When I look on the Better Business Bureau website, it states that on most complaints, THP has “made every reasonable effort to resolve” I certainly hope that will be the case here. Please understand that the Northgate community is still a young community and most communities do not complete all the dedication work until three – four years after the first settlement occurred. Items like the open space, playgrounds, and biking/walking trail are all apart of the dedication process. THP’s communication and description of our homeowners living within a “family friendly community” is true. Many of the employees of THP including myself live within a THP community. I can certainly say living in a THP community is a family friendly community. I also need to mention, with today’s economic struggles, a slower building industry & job losses, completion of work is much slower than THP would like to see. Our company continues to sell and build new homes throughout Bucks, Montgomery, Lehigh Counties and South Jersey. We are in very challenging times but continue to push forward for every one of our THP homeowners and the employees of THP. TBenninger - The Northgate Townhomes already has an established HOA that we are trying to figure out how to leverage for the good of the entire community. We don't know exactly what that looks like yet or if we can take over the Master (by we I mean our HOA with representatives from the singles and newer townhomes), but we know we need to get everyone in the community together instead of everyone branching out and doing their own thing. We are the group that is meeting with the Township this afternoon and we are meeting with our lawyer tomorrow. We will definitely reach out to everyone when we have more information from these meetings and a clearer plan in place this weekend.
